Lui Seng Chun |

|
| Q1 |
The zoning as stated in Appendices IV of the resource kit (Residential (A)) is different from the zoning as shown in the Outline Zoning Plan at Appendix XIII of the same resource kit (Other Specified Uses annotated for ¡§Historical Site Preserved for Commercial and Cultural Uses¡¨ only). Why? |
| A1 |
The zoning of Lui Seng Chun should follow the information in Appendix XIII, i.e. Other Specified Uses annotated for ¡§Historical Site Preserved for Commercial and Cultural Uses¡¨ only. The zoning mentioned in Appendix IV (Residential (A)) is incorrect and should be amended accordingly. |

|

The use of Lui Seng Chun¡¦s verandah forms an integral part of the proposed use of the building. Town Planning Board will consider the use of the verandah and the building as a single project. |

|
| Q1 |
Are the access roads to Fong Yuen Study Hall on Government land? |

| (i) |
the road from Ma Wan Rural Committee Road to the main entrance of the building ¡V the whole road is within government land; and |
| |
|
| (ii) |
the road from Fong Yuen Road to the main entrance of the building - about 30m of this road falls within private land. |

Mei Ho House |
| |
|
| Q1 |
Referring to Section VII of Mei Ho House Resource Kit, Mei Ho House falls within R(A) on the Shek Kip Mei Outline Zoning Plan (OZP). The application for Column 2 use stipulated in the Notes for the R(A) should be made to the Town Planning Board under section 16 of the Town Planning Ordinance (TPO). It is however noted that the use as ¡§hostel¡¨ is not included in Column 2 (nor in Column 1) of R(A). As such, it could be rather difficult for us to ensure that our proposed use of Mei Ho House as City Hostel, a usage of which is also recommended by the Development Bureau, will comply with TPO at this stage; |
| A1 |
Hostel is a use subsumed under ¡§Residential Institution¡¨ which is a use under Column 1 of the Notes to the OZP vide paragraph 10.3(b), Section X of Mei Ho House Resource Kit. |
|
 |
| |
|
| Q2 |
The existing vehicular access to Mei Ho House from Berwick Street may not be able to cope with the traffic volume generated after the building revitalisation. Can the proposal include traffic rearrangement or roadworks outside the building? |
| A2 |
If the applicants consider traffic rearrangement to the surrounding road network and roadworks necessary, they should give details of the proposed modifications and works involved in their proposals. If the proposed works are reasonable and practicable, the Government can take them forward or bear the costs as necessary. |
